About the Role

The Retail Expansion Property Analyst provides essential financial and analytical support to expand retail store networks. You will develop and manage sophisticated financial models covering P&L statements, sales forecasting, ROI calculations, and capital expenditure planning. In collaboration with the property team, you will assess market trends and potential store sites, ensuring that expansion strategies are supported by precise data. Your contributions help maintain a reliable property platform that influences site development and performance tracking. By transforming complex datasets into clear strategies, you will assist in evaluating the feasibility of new locations and the performance of current sites. Additionally, you will oversee data validation and testing to maintain reporting accuracy. This position suits an detail-oriented individual who excels at clear communication and professional consulting. You will engage with diverse stakeholders to streamline project workflows and facilitate the successful delivery of retail development projects throughout Southeast Asia.

Requirements

• Three to six years of experience in property analysis, financial planning and analysis, or a comparable consulting role, ideally within a professional services or Big 4 firm.
• Advanced proficiency in Excel, specifically in building and auditing intricate models, performing sensitivity and scenario analysis, and handling massive data sets.
• In-depth knowledge of property or retail economics, covering areas like sales productivity, occupancy costs, and lease terms.
• High level of fluency in written and spoken English for professional reporting and stakeholder interaction.
• Strong organizational skills and background in managing multi-site franchise or retail operations.
• Technical proficiency in SQL, Power Query, or Power BI.
• Preferred: Knowledge of Southeast Asian markets, project scheduling tools, and experience with data migrations or system testing.
• Ability to function independently in a remote environment and work effectively across various time zones.

Responsibilities

• Develop and update detailed financial models that monitor store performance from market estimation through post-launch reality.
• Clean, verify, and reconcile various data streams, including property expenses, freight, labor, and sales figures.
• Investigate shopping center details and lease agreements to assist in property development and acquisition.
• Manage project components by tracking construction timelines, procurement schedules, fit-out budgets, and project progress.
• Detect and record platform technical issues, working alongside developers to verify reporting precision.
• Create high-quality reports, meeting records, and project tracking documents to update stakeholders on risks and status.
• Assist with feasibility modeling and project documentation updates during periods of high consulting demand.
