Requirements
- Minimum of two years in a property management administrative position.
- Practical experience in commercial lease administration, particularly with recoverable expenses, outgoings, and rent reviews.

- Advanced proficiency in Excel for the purposes of invoice scheduling and reconciliation creation.
- Exceptional attention to detail and a high standard of accuracy in ledger and lease management.
- Strong written communication skills for daily interaction with property managers.
- Availability to work from 6:00 AM to 3:00 PM Philippine Time with a stable home internet connection and a dedicated work area.
- Preferred background includes experience with platforms such as REST Professional, PropertyTree, Cirrus8, Yardi, MRI, or Re-Leased.
- Familiarity with Australian property management standards, including outgoings and GST recharges, is highly valued.
Responsibilities
- Oversee the complete lifecycle of lease administration.
- Execute market, fixed, and CPI rent adjustments using the property management software while maintaining precise tenant ledgers.
- Handle outgoings reconciliations by organizing invoices into thorough spreadsheets and issuing recharge invoices for recoverable costs to tenants.
- Coordinate the onboarding of new properties, owners, and tenants, including configuring lease terms, payment parameters, and contact data.
- Monitor and address arrears by drafting notices and coordinating with property managers regarding overdue payments.
- Keep insurance documentation current within the system.
- Collaborate daily with property managers to handle inquiries, secure approvals, and provide operational support.
